Challenge: Peak was awarded the construction of a new warehouse facility with a full-building build-to-suit for Schaeffler Group. The project site had four main challenges: the property contained wetland restrictions requiring wetland credits, contaminated soils due to the site being a former auto junkyard, buried concrete, and a definitive tenant relocation move-in schedule.
Solution: To proactively mitigate all these challenges, Peak selected the right partners to accomplish the project successfully within the original budget and schedule. First, Peak worked with the Army Corp of Engineers and an environmental consultant to evaluate options and provide strategic planning to propose a phased construction plan ultimately approved by the city council to obtain the necessary EPA and zoning approvals securing the wetland credits. To alleviate the contaminated soils and unforeseen conditions, the project team conducted detailed environmental studies and testing by segmenting and isolating the site into smaller areas for targeted remediation. Contaminated soils were stockpiled for retesting, buried structures removed, and chemical stabilization was utilized in the subgrade with high moisture content to improve stability and meet compaction requirements. Daily communication with the owner, constant monitoring of conditions and a design-build open book approach helped manage the costs and progress as well as allow Schaeffler Group to move-in on time.
