FREQUENTLY ASKED QUESTIONS

What factors should you consider when selecting a construction management provider?

When selecting a hospitality construction provider, it’s crucial to consider their knowledge and experience with hospitality construction. This includes familiarity with how hotel projects are built and the specific requirements for various types of hotels, such as limited service, full service, and extended stay hotels.

Additionally, experience with major hotel brands like Marriott, Hilton, Hyatt, and IHG is essential, as each brand has its unique standards and requirements. Understanding these nuances ensures the provider can deliver a project that meets brand specifications and operational needs.

What should you expect from your construction management team?

From Peak Construction’s hospitality construction management team, you should expect comprehensive project planning and scheduling to ensure timely completion. Our team is experienced in both design-build and general contracting roles, allowing us to apply our extensive knowledge to meet the specific needs of each project.

Our primary focus is to deliver projects on schedule, as delayed openings can significantly impact revenue and operational costs due to loan interest and lost revenue from unoccupied rooms. We strive to ensure projects are completed on time and with the quality that allows hotels to operate at their desired rates.

How do we ensure projects are guest-ready and on budget?

We ensure projects are guest-ready and on budget by working closely with the hotel owner and brand representatives. This collaboration involves setting and adhering to critical milestones, such as achieving specific levels of completion 75, 45, and 15 days before opening.

This approach ensures that all necessary fixtures, furnishings, and equipment (FF&E) and operational supplies and equipment (OS&E) are installed and ready. By integrating these elements into our construction process and maintaining open communication with all stakeholders, we can meet turnover dates and ensure the project is ready for guests on time and within budget.

What makes your approach to construction management unique compared to other providers?

Peak Construction’s approach to hospitality construction is unique due to our ability to participate actively in the design process, even when we are not the primary designers. Our design-build capabilities allow us to influence the quality and schedule from the project’s inception.

We provide valuable front-end input that can improve the quality of construction documents and optimize the project for better outcomes. Unlike many general contractors who only build according to the provided drawings, we proactively contribute to enhancing the design, which helps in delivering high-quality, timely, and cost-effective projects.

What are the key considerations for constructing management projects?

Key considerations in designing and constructing hospitality projects include selecting a high-quality design team and ensuring seamless collaboration between designers and contractors. It’s important not to underinvest on design fees, as lower-cost design services can lead to less time spent on the project, resulting in subpar drawings and increased change orders during construction.

Additionally, the design must account for local codes, mechanical systems, and energy standards, which can vary significantly depending on the location. A strong, integrated team that includes experienced architects, engineers, and contractors ensures the project is well-planned and executed, reducing the risk of costly mistakes and delays.
