Challenge: Peak was engaged by Black Creek Group, along with Construction Manager Dayton Street Partners, to construct a new speculative distribution facility in the prominent suburban O’Hare market.  The urban infill site came with its own unique set challenges, such as poor soil conditions, as well as winter conditions, that Peak and the project team mitigated to facilitate a successful project.

Solution: Like many urban infill locations, the Mt. Prospect project site possessed poor soil conditions.  Peak’s expertise of implementing creative solutions to unique challenges with minimal or no impact on project quality, schedule and cost was well-suited for this type of project.  To alleviate this and provide a stable subgrade, the project team installed a geopier system for reinforcement.  Additionally, Peak planned ahead to mitigate Chicago’s inclement weather to complete critical work before the season, as well as, mitigate overall winter conditions costs. Peak’s management of the overall project resulted in being engaged to complete the office tenant improvement portion of the project.
