Challenge: Peak was challenged with constructing a 1M+ square foot facility. The project scope required detailed coordination with Owner who was self-managing rock blasting and mass grading work, including fill over 20 feet deep at half of the building pad. The project also encountered material availability issues for roofing insulation, the electric switchgear and site utility piping. Uniquely, a protected bald eagle nest on the adjacent property.
Solution: To facilitate seamless site work, Peak held weekly coordination meetings with the mass grading subcontractor to develop a phased turnover of the building pad. This allowed for vertical construction to start at the west end of the building while the east building pad was being filled. Settlement plates were installed and monitored prior to starting foundations and slab work to ensure stability. Peak worked proactively with the owner regarding material obtainability. Materials were purchased early and stored onsite and at neighboring locations to ensure that the materials would be available when needed for construction. The bald eagle nest on the adjacent property fell under the Eagle Protection Act. The project team implemented a perimeter around the nest to be maintained so as not to disturb the eagle. Major construction work like blasting was scheduled to comply with the requirements of the Act. Overall, the project was successfully completed on schedule and the bald eagle remains undisturbed.
