Challenge: To execute a true Design/Build project delivery model commencing in July 2009 to procure both City of Ottawa and Marriott Brand approvals within two months, start site development in fall of 2009 and achieve erected structure date of December 31, 2009.

Solution: The Solution Peak developed involved a phased budgeting and approval process with close coordination between the Owner, City of Ottawa, Marriott International and the entire Peak led Design/Build Team. Peak achieved site plan approval and Marriott Brand approval within 6 weeks while evaluating costs for 2 potential hotel plan options to either pursue strict accordance with Marriott prototype plans or deviate from prototype per the Owner’s preferred program. Peak effectively multi-tasked the programming, design development, site development and pre-construction services to meet initial project schedule constraints while delivering the client a modified prototype Marriott Fairfield Inn & Suites, 84 room hotel with side loaded indoor pool.

The new Fairfield Inn & Suites hotel is located at 3000 Fairfild Lane, Ottawa, Illinois, at the SouthEast corner of the I80/Rt. 23 interchange. This location offers guests easy access to expressways while providing the peace of mind and high quality amenities one would expect from a premiere hotel. The 3-story structure consists of 50,000 square feet and 84-units, with masonry and decorative exterior plaster highlighting the majestic straight prototype design and indoor pool.
