Challenge: Peak was challenged with constructing a 203,257 SF addition to an existing 133,951 SF manufacturing warehouse and a new compressor room in the existing facility as well as upgraded power and utilities for future equipment connections all while the client continued operations. The project was additionally challenged with a long permit process, shallow existing dry utilities, manufacturing equipment built overseas, the electrical feed size required for the compressor, operations requiring pulling a semitruck and trailer inside the building to unload materials, and a congested parking lot due to employee growth.
Solution: Peak worked proactively with the client to understand project goals and expectations to provide solutions and alternatives that could meet those objectives. To alleviate the long permit process, Peak facilitated discussions with the municipality and their third-party plan review agencies to obtain approvals for mass grading and foundations prior to the full building permit release, which kept the schedule on-track. To mitigate the shallow existing dry utilities, the team implemented potholing to obtain elevations for civil engineer review and hand-digging at the storm and sanitary crossings. Peak facilitated correspondence with the Germany-based engineers to convert the manufacturing equipment electrical requirements, and planned for additional facility electrical requirements accordingly to aid with prompt equipment installment. Additionally, the team built the new compressor room in the existing facility near the electrical room to minimize electrical feed costs. Peak installed an additional drive-through door and ramp, trench drain and associated exhaust fans to allow for a truck to be driven into the building for material unloading then exit the other side of the building. To ease parking lot congestion, an additional 115 parking stalls were installed. Consistent and transparent communication allowed the project team to deliver the project successfully two months ahead of schedule and under budget even with an expanded scope of work, all while the client continued operations over two shifts.
