Challenge: Peak was charged with constructing Scannell Properties build-to-suit warehouse and distribution facility for O’Reilly Auto Parts in Twinsburg, OH.  This was O’Reilly’s first design-build project which facilitated their timeframe and schedule.  The project posed interesting schedule challenges for the team including a condensed overall timeframe and phased occupancy.

Solution: Peak and the Project Team fully understood Scannell’s and O’Reilly’s truncated schedule of 10 months.  Thorough and effective communication and planning expedited Peak’s release to start the site work and pad while simultaneously working through the interior design.  Additionally, precast was constructed and erected prior to design completion.  The phased completion and occupancy started with completing and receiving approval for racking to be erected in the north half of warehouse.  The offices and remote offices where completed in the second phase to allow O’Reilly to start conducting interviews for staff.  The third phase included stocking the north half of the warehouse while racking in the south half was being completed so O’Reilly could start distribution immediately with no downtime.  Throughout the design-build process, Peak saved Scannell and O’Reilly over $1M in value-engineering options.
