Challenge:  Peak was charged with constructing a new industrial warehouse on a tight, environmental site in the Rock Run Industrial Park.  The site topography only allowed drainage of the roof to one side of the building and there was a fairly large grade difference from the neighboring property.  There were also roofing material delays.

Solution:  The project site was extremely compact.  Peak worked with the Developer, Owner and Architect to create a unique building design with a clipped corner as the solution.  The environmental elements were resolved by “capping” the site.  The topography, curtailing roof drainage to only one side of building, was addressed by designing and constructing an overland flow route, which included high back curb sections through the back of the truck court.  To accommodate the large grading differential from the neighboring property, the Team shifted the driveway away from the property line and built a decorative retaining wall.  The roofing material delays were solved by installing a “shingled” roof deck.
