Challenge: Peak was awarded Scannell Properties’ build-to-suit facility in Aurora, OH, which provided some unique challenges: the site contained significant wetlands; utilities needed to be brought to the site and the surrounding public roads required improvement; and, additionally, the project started in the fall with a schedule facilitating continued construction through the winter to meet the developer’s and client’s needs.
Solution: With significant wetlands on the project site, Peak, Scannell, the tenant and Design Team redesigned the building footprint to be located next to the wetlands avoiding any impact. The Project Team worked with City of Aurora to bring utilities to the site, as well as, construct improved public roadways incorporating truck turning lanes for increased traffic to and from the facility. The Project Team understood the developer and tenant’s need to meet their required completion date and proactively created a schedule to facilitate construction through the winter months navigating intense weather delays.
