Challenge: After completing the speculative building core and shell for Scannell Properties, Peak was awarded the full-building, build to suit tenant improvement for Shorr Packaging. Peak experienced a number of challenges, including a truncated schedule – 12 weeks condensed to eight weeks, design changes throughout the course of the project and material delays due to the impacts of COVID.
Solution: In order to expedite the overall schedule, the design and permitting process needed to be accelerated. Peak worked diligently with our architect and MEP/FP design team to complete the entire project design within a couple of weeks. The submittal process was also condensed with a turnaround time of 3-4 days when it would typically take 1-2 weeks. Lastly, Peak’s project management team worked well with the City of West Chicago to advance the permit process and get inspections scheduled and completed in record time.
Peak employed a great design and project management team who worked very well under pressure. Throughout the project, there was constant communication and coordination/design calls to ensure that changes were caught immediately and were carried out as efficiently as possible in order to stay on track.
Peak’s team worked diligently with our client to make quick decisions and choose alternates/substitutes as required to keep in with the schedule while not forsaking quality and aesthetics. Peak also worked with our subcontractors and vendors to lock in orders early and expedite material delivery throughout the course of the project.
