Challenge: Peak encountered unique challenges with the construction of Windsor 8 Logistics Center. Extensive import, originally handled by the owner, was transferred to Peak’s management mid-project. Soundwall erection was required to adhere to the approved sequence of construction, which dictated a basin directly in front of the soundwall was completed first. Local utility companies had a considerable backlog in providing equipment and service.
Solution: Peak successfully acquired responsibility of the project’s 250,000 cubic yards of import mid-project through twice-weekly coordination meetings where the team focused solely on the import logistics as well as a full audit of materials received for a successful turn over. The approved construction sequence required that a basin directly in front of the future soundwall be constructed first. Peak implemented a creative solution that adhered to the soil and conservation districts requirements and construction sequence that supported lead times. To protect the basin once it was constructed, and soundwall erection began, specialty matting was placed inside the basin to reduce the point loads creating compaction which would have otherwise destroyed the basin. Additionally, porous concrete and asphalt were also used to maintain requirements with underground retention and four Filterra systems were implemented for storm water management. To mitigate the local utility companies’ service and equipment backlog, including a 14-month wait for the switchgear, the project team worked with a consultant familiar with the companies to manage the relationship and provide assistance.
